Condo garage access: residents, visitors and contractors

A garage entrance serves residents, guests and service vehicles through the same opening. Each group needs clear permissions, while the door needs a safe operating sequence for every passage.

The decision

Review the door as well as the reader

Start with the garage operator, its condition, detection equipment, power, controls and maintenance history. Establish how pedestrians enter the building separately from the vehicle opening.

A new access platform can change who is authorized to enter. It does not, on its own, correct a worn operator, a blind approach or unsuitable protective devices.

Lexoh can connect garage equipment and configured access workflows to Security Center.

Give each user group an appropriate right

Residents need credentials that remain manageable through vehicle changes, lost fobs and move-outs. Visitors need a defined destination and validity period. Contractors need the entrances and hours required by their work, with access reviewed when the contract changes.

Keep these rules distinct even when one system administers them. A guest parking authorization should not silently grant entry to storage rooms, resident floors or every building entrance.

On a narrow screen, scroll the table horizontally to see every column.

Illustrative access-rights plan to adapt with the manager
UserPermission to defineChange to test
Resident Approved garage and shared areas Revoke the departing occupant’s credentials and verify affected entrances
Visitor Named visit, permitted entrance and time window Check expiration and the assistance route for a late departure
Contractor Work area and agreed hours Review changed work dates and remove rights when the assignment ends

Address following vehicles without unsafe closing

One authorized opening can allow another vehicle to follow. Credential rules alone cannot prevent that physical behaviour. Review the layout, visibility, door timing and monitoring with the installer.

Anti-passback can restrict repeated credential use when the required entry and exit events are available. It does not physically stop a following car. Never shorten closing time or bypass protective devices merely to reduce tailgating; validate the operating sequence against the equipment instructions.

Select a practical vehicle credential

Plates avoid issuing a physical tag, but their visibility depends on the approach, lighting and condition of the plate. Ultra-high-frequency (UHF) tags can offer hands-free access with compatible equipment; windshield construction and the read zone require testing. Cards or fobs may suit lanes with a reachable reader.

Test representative vehicles and provide a clear assistance method. Winter planning should include snow storage, ramp maintenance, drainage and access to the equipment, as well as credential performance.

Make changes and incidents traceable

Define who can issue a guest right, revoke a resident credential and authorize a remote opening. Confirm which events and door-status signals the proposed configuration records. A command sent to a door is not proof that the vehicle passed or that the door closed.

Include the physical operator, access controller and building manager in acceptance testing so responsibilities remain clear after handover.

Questions

Practical questions

Can we keep the existing garage-door operator?

Possibly, after its condition, control interface and protective devices have been assessed. Have the installer confirm the proposed controller connection and test the complete operating sequence. Reusing a reader does not establish that the door operator is suitable.

Does visitor garage access reserve a parking space?

Not by itself. A permission to open the garage and an allocation of a space are separate rules. Define the destination, availability and duration with the manager, then confirm how the selected registration or reservation workflow handles them.

Can a resident use the same credential at the garage and lobby?

If both readers support it and the intended permissions are configured. Test the complete combination.

Does anti-passback stop tailgating?

No. It applies a rule to credential use. Physical following requires its own layout, monitoring and operating assessment.
